Please consider the 5 story structure as it will be unsafe especially for those of us who live in the cul de sac on Hundred Knights. Personally, I am fine with a one story structure, but not 5 stories above my home. Also, consider Parker Rd. This makes zero sense to place a living/retail structure over homes.

We oppose the 5 story building behind our home! It’s not appropriate to be this close to single family homes and the Brights are pulling a fast one on the city.

I strongly oppose this change. It attempts to put a multi-story apartment building in the back yard of high value single-family homes in The Reserve. The apartment building would destroy the views around homes in The Reserve and significantly reduce property values.

    Oppose this proposal.

    - Incompatibility with Neighborhood Character
    - Negative Impact on Property Values and Views
    - Traffic and Safety Concerns
    - Geological and Structural Risks
    - Distrust in the developer’s shifting plans and attempts to bypass public and council input

The planned 5-story building close to Castle Hills neighborhoods is a problem. This building would be very out of place close to single family dwellings. Traffic problems would be created with the residents coming in and out and would make this a very unsafe situation on Parker Road. For cars going east, the driveway to this location would be just over a hill (50mph). Many homes close to this lot in The Reserve would be greatly impacted by such a high and obtrusive building. Please oppose.

I strongly oppose this change. It attempts to put a multi-story appartment building right in the back yard of the high value single-family homes in The Reserve. It just doesn't fit the landscape. The apartment would destroy the view around homes in The Reserve and significantly reduce property values. The negative impact of this proposal has been explained in great detail and voted down several times already. How many times do we have to oppose this?

I oppose to a five story building sandwiched between 2 residential areas. It just doesn’t fit the landscape. The developer should be encouraged to request a zoning change to ETH (estates and townhomes) to be more consistent and compatible to the Reserve neighborhood and the neighborhood just to the north of Parker road, both currently zoned as ETH.

The proposed multi-story building does not fit our quiet gated neighborhood. I am also very concerned about future safety if the project is approved. Therefore, I respectfully request that you vote NO on the project request.

I strongly oppose this proposal. Not only will it adversely affect the neighboring communities but it will also add traffic to an already heavily trafficked road. Additionally, this is an area that the soil shifts significantly. There has already been a few landslides in the area. This would be dangerous for both the new construction as well as existing buildings. Not to mention a 5 story building would stick out like a sore thumb. This is not the aesthetic we want for our beloved community.

Mr. Stanley is President of Bright Realty. He speaks for the Bright Organization. On August 6, 2024 in the P&Z meeting Mr. Stanley said "The current concept plan calls for eight structures". Now he indicates this was never the concept plan since he has lost 3 consecutive votes on the subject of changing to a single large/tall structure. He is attempting to silence resident objections to the 5 story building and circumvent Councils right to vote on this major concept plan change. Please vote NO.

The proposed 5 story bldg is not COMPATIBLE or CONSISTENT with the surrounding development. While it may be consistent with the REALM 1.5 miles away, it isn't CONSISTENT or COMPATIBLE with the quiet, peaceful & safe Reserve neighborhood that is just over 200 ft away. As pointed out by P&Z Commission, a five-story multi family bldg in this location does not benefit the community. If you would not want a 5 story apt bldg in your backyard, please do not allow one in ours. Thank you.

Proposed 5 story multi family building is not compatible and consistent with the adjacent existing neighborhood, which is single family homes in a gated community. I feel safe currently in my home but would not feel safe should this be approved, knowing the view from and proximity of the apartments would be intrusive to my neighborhood. I also have concerns about our property values, the safety of the site itself, and have trust issues with the developer based on history.
